Property prices are falling in Aix-en-Provence. They now reach 6,135 euros per m², according to BFM Immo’s exclusive Bien’Ici barometer.
The real estate sector in Aix is growing and the average price reached 6,135 euros per m² in June (prices indicated in the announcements before negotiations), according to data from our partner Bien’Ici*. Over a month, prices increased by 0.5% and over a year, in June, they increased by 1.6%.
As for rents, prices show an increase over a month. Therefore, the average rental price is 24.5 euros per m2. For a studio apartment you will need to count on average 582 euros per month and for a three-room apartment 1,195 euros.
In Aix-en-Provence the population has been growing for several years. According to INSEE, the city had 147,122 inhabitants in 2020, compared to 142,149 in 2014 and 141,895 in 2009 (i.e. +3.7% since 2009). People without a professional activity constitute the most represented socio-professional category (23.6% of the population aged 15 and over). This is followed by pensioners (21.7%), managers and higher intellectual professions (16.4%), intermediate professions (14.6%) and office workers (13.9%).
The least widespread socio-professional category in Aix-en-Provence is that of farmers (0.2% of the population), followed by artisans, traders, entrepreneurs (3.7%) and workers (6%).
The number of principal residences has generally increased in recent years (73,933 in 2020, versus 68,917 in 2009). The number of second homes and occasional accommodation facilities is also increasing: there were 3,125 in 2009, now they are 5,331. Vacant homes are also increasing, rising from 5,850 in 2009 to 7,786 in 2020.
